Who is the developer behind Travis Ranch?
While the property was initially purchased from former Texas Governor Bill Clements by developer Sam Ware and developed by Landmark Interests L.P. and Fort Worth-based Carter & Burgess Inc., the undeveloped portions of the property has changed hands a couple of times, most recently in 2008. Centurion American Development Group teamed up with Transcontinental Realty Investors in 2008 to purchase nearly 1400 undeveloped acres from IHP Capital Partner. As of the point of purchase, The Dallas Morning News reported that nearly 6,000 homes and more than 15,000 residents were still planned for the entire development.
Centurion American Development Group is a Carrollton-based company that has built residential developments throughout North Texas. And Transcontinental Realty, based in Dallas, invests in a wide variety of properties.
Centurion has also reportedly received an $11.25 million loan as of July 2010 for continued development of the project.
What’s this I hear about a Marina?
As of the latest plants and plans found on the web, Centurion American still plans to develop a 100+ acre marina along Lake Ray Hubbard at the end of Travis Ranch Blvd.
From a Sept. 15, 2008 Press Release:
The “Marina Tract,” a 100 acre +/- parcel surrounding a natural lagoon, is unique in that it is the only remaining tract of land that offers ownership directly down to the lake. Prime is currently in discussions with local and national architects to design the project and capitalize on this magnificent waterfront property. The vision at this point is to build a marina and several surrounding midrise, mixed use, multi-family and condominium buildings — possibly with other water oriented entertainment amenities.
When this development will take place and what will be included in the development is still unknown to the public.

UPDATE: In early 2011, a survey was sent to the homeowners in Travis Ranch about their interest in the marina. Currently the developer of Travis Ranch is working on plans to extend Travis Ranch Blvd. to partner with a marina group in constructing a marina on Lake Ray Hubbard. The initial plan involves dry boat
storage with “valet” service, whereby boats are housed in a rack system, clients call ahead to
have their vessel prepped and launched so that it is in the water when they arrive to enjoy
the day. This storage unit is fully protected, covered and heated, thus not requiring owners
to winterize their boats.
The development of such a marina will give the Travis Ranch homeowners an amenity unequal to any other community within the Dallas area.

How big is the Travis Ranch development?
The development has been listed as 1600 to 2000 acres, depending on which website you look at.
What city is Travis Ranch in?
While the homes in Travis Ranch have Forney addresses, Travis Ranch is not located within any current city limits. The development is within Kaufman County and portions of the planned development are located within the ETJs of Dallas, Mesquite and Forney.
What’s an ETJ?
Extraterritorial jurisdiction or ETJ is the legal ability of a government to exercise authority beyond its normal boundaries. In Texas, cities may extend their ETJs based on the size of their city’s population. Due to Lake Ray Hubbard being located in the city of Dallas’ city limits, Dallas’ ETJ extends into Kaufman county and covers much of the Travis Ranch development.
Are there plans for Dallas or any other city to annex the Travis Ranch development?
Cities can only annex areas within their ETJ. According to employees at Dallas City Hall, the city has no current plans to annex the area. The city would have to give up their ETJ boundary for any other local city to annex any parts of the development. According to employees at Forney City Hall, there are no long-term plans for the City of Forney to annex the area either.
Who provides Police, Fire and EMS service in Travis Ranch?
Police protection is provided by the Kaufman County Sheriff’s Department. Fire and EMS services are provided by the City of Forney.
What school district is Travis Ranch in?
Both Forney ISD and Rockwall ISD districts extend into Travis Ranch.
Forney ISD students will attend John Lewis Elementary, Brown Middle School and North Forney High School.
Rockwall ISD students will attend Amy Parks-Heath Elementary, Maurine Cain Middle School and Rockwall-Heath High School

Who are the utility providers for Travis Ranch?
Electricity is delivered to the neighborhood by Oncor/TXU through a broad variety of Retail Electric Providers. You can compare prices and services (including providers who offer 100% green electricity) at PowertoChoose.org.
Water is provided by Forney Lake Water Supply Corp. and waste water is provider by the Kaufman County Municipal Utility District #6. Both can be reached at (972) 771-1199.
Trash and single stream recycling is provided by Allied Waste Services: (972) 225-4207. Waste pickup is offered every Wednesday morning and recycling is every other Wednesday.
Waste water and trash/recycling service will be billed monthly through Kaufman County MUD #6. Water will be billed separately each month.
Home phone and fiber internet service is provided by AT&T Uverse.
What are the restrictions on recycling?
One stream recycling pickup is provided every other Wednesday in large green bins that are provided by Allied Waste Services.
Materials collected for recycling include:
- Number 1, 2, 3, 4, 5 & 7 plastics
- Milk jugs, liter bottles, shampoo bottles, etc.
- All colors of glass bottles. Bottles only. No plate glass, ceramic or mirrors.
- All metal food and beverage cans
- Newspapers, catalogs and magazines
- Junk mail, envelopes, cereal boxes, cardboard, chipboard and any other household paper

Who manages the Travis Ranch HOA?

What are the Travis Ranch HOA fees?
As of 2010, the HOA fees are $360 a year.
